Scratching on the house, footsteps, and unexplained phenomenons.

Some Background: I am speaking on behalf of my boyfriend and this is my first post. We would honestly both like some insight as it has freaked us both out.

 As previously stated, this is not my experience, but rather my boyfriends. This happened recently and I was involved as I was on the phone with him/in contact with him most of the time so there is some validity in that. My boyfriend was staying at his grandparents house to watch their dogs as they went to California to visit family. These events transpired over the course of a few days. This all promptly ending by him becoming hysterical and me showing up to pick him up at 3 a.m on the third night. As far as he is concerned, no one has died on the property and the house is approximately 30+ years old. 

First Night: At about 11 p.m he was in the livingroom playing Skyrim when he heard what sounded like heavy footsteps behind the couch. He compared the sound to that of a steeltoed boot. The first time he heard it, he ignored it as he thought it wasn't much of anything and it wasn't as loud. However, the second time around, it was very obvious. He turned off the XBox and went to his grandparent's room for the night. After a while of being creeped out and unsettled, he finally went to sleep. Second Night: He was already weary from the night before and wanted me to stay on the line while he took a shower. When he got out, he said he felt a cold draft pass by his chest and he felt dreadful. As a note, the door was shut and there are no windows in the bathroom. After the shower, he went to the livingroom and began to play xbox. That's when he heard these footsteps again and he said he was done. He turned it off and went to walk to the bedroom when it sounded like the boots were chasing him. He slammed the door and began to become hysterical. He later let the dogs in for comfort. It took him until 5 a.m to finally sleep. Third Night (Last Night): Midday, he went to get a controller from his sister's room and found the sheets thrown off of the bed and boxes strewn around. Before then, he never went in his sister's room other than for A.C purposes because he was hot and the room was neat and tidy. No problems. Later that night, he was in the living room and knew how it was going the past two nights and began to go to the bedroom early with the dogs. The dogs began to act weird. The dogs were watching the door and growling. When he called the dogs name, it looked at him for only a second just to turn back to the door. He was super uneasy. He mustered courage to walk outside and get something and upon coming back came the footsteps chasing him again. At this point, he became extremely scared and began crying. While he was crying, he heard scratching on the side of the house. Like something sharp was being dragged against it. Then the final straw was when he heard the sound of a chair scooting. He became hysterical and completely inconsolable. We went to pick him up and he came out when I went through the front door. He confirmed that the chair scooted outwards and he wanted to leave quickly after giving the dogs food. When he got to my house, he was still shaken and refused to sleep for a good while. I apologize for the length. I tried to shorten it the best that I could, but any insight would be appreciated. I have never seen anyone so scared in my entire life and hearing his fear over the phone made my blood run cold.
